DGS-RFS-DOH Wellness Clinic-2015-02 RFS for DOH Wellness Clinic Documentations

The District of Columbia’s Department of General Services (DGS) is seeking offers for approximately 8,000 rentable square feet (8,000 rsf) for use by the Department of Health’s (DOH) new Health and Wellness Clinic.  The mission of the Health and Wellness Clinic, is to prevent and control illnesses in the District of Columbia through the provision of clinical services, partnerships with local communities and by promoting healthy behaviors.  The Health and Wellness Clinic will be a state-of-the-art facility that will provide a comprehensive range of health services that will include preventive and wellness services to clients with  HIV/AIDS, Hepatitis, STD and TB.

Requirements:

Space:

Approximately eight thousand rentable square feet (8,000 rsf) in contiguous floor area.

Term:

Ten (10) year term, with one option for a five (5) year duration.

Delivery:

July 30, 2016 to September 30, 2016

Use:

Health and wellness medical suites and administrative offices   for the District of Columbia Department of Health.

Delineated Area:

Within the District of Columbia, preference will be given to sites that offer multi-modal transportation options: i.e. with easy access to metro train stations, direct/immediate access to bus routes, trolley stops and/or numerous major thoroughfares.

Building Hours:

Building hours are 7:00 am to 9:00 pm Monday – Friday (24-hour access for staff)

Parking:

 Minimum of five (5) assigned parking spaces.  Preference will be given to properties that can provide visitor parking to be utilized by the clinic’s visitors.

Tenant Improvements:

The District requires a Tenant Improvement Allowance (TIA) of $110.00 per sf.  The District requires a non-restrictive TIA.  The District may request the Landlord to provide a turnkey build-out.
