 The District of Columbia Department of General Services on behalf of the District of Columbia Public Schools is issuing this Request for Propns;ils ("RFP") frnm nffPrors interested in servine as the Construction Manager at Risk for the renovation and modernization of the Thaddeus Stevens School.

The Thaddeus Stevens School ("TSS") is located in Ward 2 at 1050 21st Street, NW, Washington, DC 20036. The school is the oldest surviving elementary school in the District of Columbia. It was constructed in 1868, with additional sections completed over time. The school was designated a local historic landmark and listed in the District of Columbia Inventory of Historic places in 2001.The school will serve students from Pre-Kindergarten ("Pre-K"), ages 3 & 4, from all eight wards and will be a District of Columbia Public Schools facility. TSS is one of the few remaining historical schools in the DCPS portfolio. TSS is a historic 4-story masonry structure with its front fa~ade facing 21st Street, NW, just around the corner from George Washington University Hospital, with a short walking distance from the Foggy Bottom Metro Station. TSS has approximately 40,000 sf, with 4 floors above grade with a brick envelope. The building currently has hipped roofs and mansard roofs in some locations, with eyebrow dormers. There is a combination of slate shingles and a standing seam roof system. It is directly adjacent to a mixed-use building at 2100 L Street which is currently under renovation and rehabilitation. The two structures share an alley that will be separated by a new fencing system.The TSS will be renovated in two phases.
