Project Overview

The Department of General Services (DGS) negotiated 150,000 square feet of office space within a LEED Gold Certified building located within view of Nationals Stadium. The building, renovated at the landlord's expense, houses the headquarters of the District Department of Transportation (DDOT).

The Director's Office and the administrative functions of the five groups within DDOT were consolidated from multiple locations into one team at 250 M Street, SE.

The Project was designed to exceed LEED Silver Certification standards for Commercial Interiors. The LEED Rating System is an objective Green Building evaluation system administered by the US Green Building Council and the Green Building Certification Institute. The Half Street Headquarters prioritized the creation of a healthy indoor environment through the use of materials and furniture that were designed to minimize Volatile Organic Compounds released through off-gassing. In addition, the project includes an open work design for the five administrations that were previously spread across several locations throughout the city. The floor plan accommodates over 500 DDOT personnel in workstations with open-hub gathering space throughout the building. This open office layout as defined by the LEED Rating System, combined with low height systems furniture and abundant exterior window glazing provides the occupants with access to natural light and views from the space. Specialty space includes an Emergency Management Center with adjunct traffic management capability; multi-function space for department-wide events and training; a Bid Room and conference area; and wellness rooms to meet the health and wellness needs of the staff. The District is committed to using this space as an example for progressive, collaborative, and sustainable office environments for the City. To that end, DGS is working to further develop a network of LEED Green Building Tours that link 55 M Street, SE and other similar LEED projects.

Construction was originally scheduled for 20 weeks ending in June of 2011 but was expedited on a fast-track schedule to meet the needs of agency, whose busy Spring schedule necessitated a Spring delivery.
