The District of Columbia Department of General Services ("Department" or "DGS") is issuing this Request for Proposals to engage a contractor to provide construction management at-risk services for the construction of a new Engine Company Number 22 ("EC 22"). The Department has engaged Sorg & Associates, P.C. (the "Architect") to serve as the designer for the new EC 22, and a concept design for the new EC 22 has been prepared. It is anticipated that the new facility will be a 25,000 sqft facility located at 6825 Georgia Avenue, NW, Washington, DC. That site is currently occupied by an existing structure which must be razed in order for the construction of the new EC 22. It is anticipated that the new EC 22 will be a state-of-the-art LEED Gold certified fire station with all new and energy efficient building mechanical and electrical systems. Through this RFP, the Department desires to engage a Construction Manager to work with the Architect as a design for the new EC 22 is developed, to raze the existing structure on the site, and to construct the new EC 22 no later than August 31, 2016. The Department has established a budget of$8 million (including all hard costs and FF&E) (the "Project Budget") for the Project.
